Policy: GHR Extended Stay Camping
Management of Our Time LLC, dba Gasconade Hills Resort, considers the Extended Stay Rules, and our Terms and Conditions (available with reservation documentation and link below) agreed upon with the acceptance of a reservation with paid in full, non-refundable deposit.
The RV may check in and be on the property no earlier than check in date defined on the reservation and must be removed no later than the last date (28 days), unless additional days are reserved. Reservation is renewable every 28 days, with paid deposit (50%), 1 week in advance. Check in prior to and check out after these dates will result in additional day fees. These fees will be at a prorated rate, based on the extended stay fee scheduled.
Extended Campsite Base Rate: The extended stay camping rate is a discounted camping rate for the season, and may be paid in cash, or by credit card only. Thes campsite is for extended stay purposes only and is not to be used as a residence. DO NOT use this address as a primary address for any purpose. Doing so will result in immediate termination and expulsion from the campground.
The extended stay camping base rate includes two (2) registered guests, of any age. Additional guests above two will be additional per person, based on age, discounted comparable to the standard rate.
- Day pass visitors are required to purchase day passes at the time of entry or may purchase a visitor’s day pass and abide by visitor hours and rules.
- The campsite base rate includes the following.
- Campsite inclusions: grass/gravel pad, picnic table, firepit grill as listed as inclusive to the assigned type and site. Items are not to be moved.
- Parking: Two vehicles allowed (with required window passes), additional vehicles may park in the overflow parking areas.
- Utilities: all listed as inclusive to the assigned type and site.
- Double power pulls are NOT permissible and will be monitored.
- EV charge at the site is NOT permissible and will be monitored.
- Use of full power while the site is not occupied is permissible but ensure water is turned off, in the event of leaks or breakages during absences.
Inclusive Resort Amenities:
- Swimming Pool -Full access during operating hours, as posted.
- River Access and Beaches – Full access during operational hours as posted.
- Playgrounds, Bikes, Games and Activities – Full access during operational hours as posted.
Non-Inclusive Amenities:
These are products or services that are not inclusive in the campsite base rate or resort fee and may have additional charges
- Pavillion Rental – This may be reserved for dedicated use, reservation prior to dedicated use is required.
- Float Services – These services require reservations prior to services rendered and prices vary by boat type, and float trip.
- Personal Boat Access or Shuttle Service – All personal boats MUST be registered and those above the inclusive and pre-registered, require registration prior to access to the river
- Convenience Store (e.g. supplies)
- Café Purchases (e.g. pizza)
- Equipment Rental Items (e.g. carts, e-bikes, camping equipment)
- Laundry Services
- EV Charging
Payments: A non-refundable deposit is due upon execution of this agreement on or before the due date listed on the reservation invoice. The non-refundable deposit will reserve the assigned campsite, as approved by management, until full payment due (at check in), as detailed per page two of this agreement. If site is renewed for additional days or extended stay, a deposit payment (50%) is due 7 days prior to the next start date. This will continue with each renewal.
Visitors to Camping Guests: ALL visitors must be registered PRIOR to entry the campground, this includes pre-paid visitors. This requires check-in at the campground store, with purchased day pass and valid vehicle pass. The Guests are responsible for the visitors and their behavior. The number of people on your site may not exceed 6 overnight guests and 10 daytime guests. There is to be no more than 2 vehicles on the site at any time. All others must park in designated overflow parking areas. While on the property ALL vehicles must always have their assigned window pass display on the front window and dash. They must abide by the campground rules and visit hours for day pass visitors are from 9am-10pm. They will have access to inclusive resort amenities.
Site Etiquette and Maintenance: Site must be always maintained and clean. Adding or building type structures (e.g. decks, sheds) on the site is PROHIBITED. Tents, canopies and shades are permissible. Potted flowers and plants are allowed. Pet gates, run lines, rugs, games and furnishings may be utilized but removed when the unit is not occupied. Other personal property is not to be left outside of the unit when the unit is not occupied. Attached items to trees, poles, etc. are PROHIBITED (e.g. close lines, trash bags) Personal property will need to be removed during ground management time periods to ensure grass and trees are managed appropriately by the campground staff. Issues with the site or utilities will be reported to campground property management staff immediately. Issues resulting from misuse of the site or utilities (e.g. non-biodegradable items in sewer), may result in service fees from the campground.
Subletting, Sales of RV and Equipment: Subletting the use of your rig or site is not permissible. Sales of your RV and equipment is prohibited on the campground premises. Doing either will result in expulsion from the campground.
Mail, Packages and Residence: Packages may be received at the campground and picked up at the campground store upon delivery. General mail MAY NOT be set up or received. Using the campground to establish residence or other use of the campground address is prohibited. This site agreement is for extended stay use only, any use in a residential occupancy or declaration will result in expulsion from the campground.
Extended Stay Campsite End Date, Removal and Renewal: All extended stay guests are responsible for providing means to remove all equipment, personal property, debris, etc. stated and agreed (above) removal date. Failure to remove all equipment and personal property by removal date will result in storage and/or removal fee, charged to the card on file. If the camper/rig is removed and personal property is left, it will be considered abandoned and will become the property of the campground immediately and the camper will be assessed a clean-up fee of $300 charged to the card on file. Any damage to the site, picnic table or firepit will result in an assessed repair or replacement fee to the credit card on file. Any camping guest wishing to renew for the next may do so at any time
Termination: Any extended stay camping guest who is in violation of these rules or of the campground terms and conditions is cause for immediate termination of this agreement. If these rules are breached, all potential refunds are at the discretion of the campground management. Refunds on departure prior, will be based on the use of the site. There is NO refund unless there is a resale of the site. Violators will be charged for all liquidation damages calculated by the amount of time the campsite has been occupied by the camper on the current monthly rate (for the full months camped), then weekly rate (for the full weeks camped) and then the daily rate (for the days camped) until the day the unit and all personal belongings are physically removed. Discounted full season rates are based on camping for the agreed period. At early termination, all rates revert to current, weekly and daily rates for early departure.
Campground Terms and Conditions(click to access): The camping guest acknowledges the receipt of the Gasconade Hills Resort, extended stay rules, and terms and conditions, and agrees to always comply with them.
Missouri Camping and Floating Legislation: The camping guest acknowledges the receipt of the following Missouri Legislation for camping and floating.
Under Missouri law a private campground owner or an employee or officer of a private campground owner is not liable for an injury to or the death of a person or any property damage resulting from the inherent risks of camping under the Revised Statutes of Missouri. R.S.MO,537.328
UNDER MISSOURI LAW AN OUTFITTER IS NOT LIABLE FOR AN INJURY TO OR THE DEATH OF A PARTICIPANT IN PADDLESPORT ACTIVITIES RESULTING FROM THE INHERENT RISKS OF PADDLE SPORT ACTIVITIES PURSUANT TO THE REVISED STATUTES OF MISSOURI. 537.327 R.S.MO.
Release of Liability: Extended stay camping guests agree to carry a general liability policy to cover all activities, both of theirs and any visitors at their site and shall be responsible for the same and shall hold harmless Our Time LLC dba Gasconade Hills Resort. General liability policies should have a minimum of $300,000.00 and the policy will be presented to the campground management at the time of the agreement’s acceptance for the camping season. Extended stay campers, for themselves and for any of their registered guest or visitors, agree as follows: Our Time LLC, dba Gasconade Hills Resort, its affiliates and their respective officers, directors, employees, and agents of Our Time LLC, dba Gasconade Hills Resort from all liabilities, cost, expenses, claims and damages for which the campground might otherwise become liable by reason of any accidents, or injuries to, or death of any persons including guest, or damage to property, or both, in any manner arising or resulting from, cause by connected with, or related to the presence of any such person or property upon the property, regardless of how, where, or when such injury, death, or damage occurs, even if caused by the negligence of other guests, or Gasconade Hills Resort, or due to conditions on or defects on the property or property of other guests.
